Why does my agent's commission matter? Isn't the seller paying it?
Real estate agents have a bad reputation because they spout bullsh*t like saying that sellers pay the commissions. Perhaps you've already heard the pitch: "My fee is a standard 2.5% commission, but don't worry, we'll work it into the deal so that the seller pays it." This is a load of bull.

In reality, your agent is taking their commission out of the money you offer the seller. For example, a 2.5% commission on a million-dollar offer is $25,000. You're actually offering the seller $975,000 while your agent takes $25,000.

That's why working with a 1% commission agent makes your offers stronger. With a 1% agent, your million-dollar offer nets the seller $990,000 – meaning you'll beat other offers at the same price!
What's with the $50 showings?
Real estate agents spend most of their time in the car, driving from one showing to another. And their clients end up paying for it – not while it's happening, but when their agents take those big 2.5% commissions.

I'm flipping the script to save my clients a lot of money.

When one of my clients wants a showing, I arrange for a local agent to do it. The $50 fee goes to that agent for their time; I don't keep a penny. Most of clients only need one or two scheduled showings during their house-hunting process. And in the end, because I'm not driving half the day, my fee is only a 1% commission.

And remember: open houses are always free to visit! Almost every new listing come to market with a weekend or two of open houses.
Do I have to sign a representation agreement?
Most agents want you to sign an exclusive representation agreement, which means you'll owe that agent a commission no matter what – even if you buy a house through another agent, even if you buy a house with no agent involved.

I don't do that.

My clients sign a non-exclusive representation agreement. A non-exclusive agreement means you can still buy a home with another agent or without any agent. You only owe me a commission if you buy a home with me.

So if another agent brings you a great off-market deal, or if your uncle wants to sell you his house directly – great! Go for it! I only earn a commission when I actually put work into a property on your behalf.
How accessible is Jon during the process?
I'm as accessible as any agent – in fact, I'm probably more accessible because I spend most of my workday in my office, not driving around town.

You'll have my cell number and personal email, so call, text, or email whenever you have a question.

Once in escrow, we'll be in touch daily. My job is to make sure you understand every step of the process, fully vet the home you're purchasing, and take advantage of every negotiating opportunity before we successfully close escrow. Once we do, you'll be happy to stop hearing from me so much!
How do I know if working with Jon is right for me?
Some homebuyers need help finding homes. For example, if you're moving to California from out-of-state, I would recommend finding a local agent who knows your new market and can assist you with virtual tours.

Many homebuyers, however, already know a lot about the home they want to buy. They've narrowed the search down to a few neighborhoods, and they know what their must-have's are. If this describes you, all you need to do is setup a search on Redin or Zillow (or Realtor.com or Homes.com, etc.) and start visting open houses. I'll handle the rest at a much lower cost.

Is Jon a good real estate agent?
I'm the best!

Okay, I'm not the best, but I'm quite good.

Real estate is my second career. My first was in film production, and completing escrow is lot like making a movie. There are numerous parties with different (but overlapping) goals, and it takes a deft hand to get what you (or your buyer) wants while still keeping the whole process moving forward.

While working in the movie biz, my wife and I became serial homebuyers. We'd buy a house, fix it up, live it in for four or five years, then find a new house and do it again.

I finally became an agent because I was so sick of working with agents!

Working as a traditional agent, I closed over $36M worth of transactions in Socal.

I adopted my 1% model in August 2024. By the end of the year, I'd closed transactions from San Diego to Stockton, saving my clients over $180,500 in agent fees.
